Mary Poppins is my favorte movie of all times. One of my favorite parts is when Mary Poppins is helping the children clean the rooms, you know “Just a spoon full of sugar helps the medicine go down”. This has to be one of my favorite songs. Another one of my favorite clips of the movie is the very end when the family decides to go fly a kite. “Let’s go fly a kite”..remember that song? Ahh, memories! Speaking of flying kites, I plan on going to the Baton Rouge Kite Festival. There’s just something about kites that I love. To me, it’s just theraputic. I love how Baton Rouge always has to many events going on. This is why I love calling Baton Rouge my home. In April, Baton Rouge will be celebrating Blues Week. Through out the week there will be a number of headliners/entertainers coming to Baton Rouge to help us celebrate. I am really excited about the Baton Rouge Blues Festival. Hey, you can even get VIP passes. Of course, they are $1000 but it seems to be worth it. I won’t be getting a VIP pass but since the festival is free I will probably be in attendance. Please visit my other blog to find out all the great headliners, where the festival will be held and more information.
Baton Rouge has so many beautiful historic areas. One of those historical areas is the Garden District. The Garden District is basically in Downtown Baton Rouge, or Mid-City Baton Rouge. The Garden District is definitely an upscale community. The homes in the Garden Districtconsist of beautiful mansions, bungalows and shotgun homes. Ten years ago, a number of the homes started to go be renovated. These homes were converted into businesses. Most of the business offices in the Garden District are made up of lawyers. About five years ago, residents started to renovate their homes in the Garden District. All of the renovation in the Garden District has caused the price of these homes to rise. The Garden District neighbors are particularly friendly due to the fact that the homes are so close together. In a way, it somewhat forces you to get to know your neighbor. In February of 1995, the Garden District Neighborhood Alliance was formed. This alliance was formed to represent the interest of the neighborhood , to organize projects to for the area and to give neighbors access to a newsletter about their neighborhood. This is a beautiful area that is surrounded by all sorts of good restaurants, food and entertainment.

Well, it’s that time again. Yes, it’s time for another parade. This time you better be wearing green because it’s the Baton Rouge St. Patrick’s Day parade. If your like me you’ll want to make sure you’ll get there early to save a spot for you and your family. Be sure to bring lawn chairs, something cool to drink and maybe a bag to put all of your goodies in! It today predicts tomorrow’s weather, it’s going to be pretty warm. Try to dress comfortably according to the weather. Get ready to scream “Throw me something Mister” and get ready for some good music!!
The Baton Rouge St. Patrick’s Day Parade will be in Downtown Baton Rouge, April 15. I hope you are an early bird because the parade begins at 10:00 am. This will probably make the parade more enjoyable since the sun will not be completely “out” yet. The parade beings at Hundred Oaks and South Acadian Thruway, it takes a right on Eugene, a left on Terrace and a final turn on Perkins.
This is going to be a fun parade for all! Just to let you know, this is a family parade. So, pack up the family and the lawn chairs and head on down to the St. Patrick’s Day Parade tomorrow!
| It’s a four letter word that none of us like. It’s debt. In today’s world, it’s so easy to go into debt. I always get credit cards in the mail telling me how I have been “pre-approved”. They go right into the trash. A rule of thumb should be - don’t spend it if you don’t have it. I had to learn this the hard way when I was younger. When I went to college for orientation, there were credit card booths everywhere. I thought I was grown up enough to have a credit card. Hey, I was 18 and I knew it all. Well, if I knew now what I knew then I would have told those credit card booths and their free water bottles to go somewhere. I accumulated some credit card debt pretty quick. It’s so easy when you are spending someone else’s money, right? This was years ago but I eventually knew when to shut it down. It’s not so easy for some people. Here are a few tips on getting out of debt.
Say Goodbye To Your Credit Card- Yes, it’s been fun and you both had some wonderful times but..it’s time to break up. I always said I would keep a credit card for “emergencies” and well, every time was an emergency. Cut them up, let your dog eat it or just throw them away. If you don’t get rid of them you will just continue to rack up debt. You are sleeping with the enemy. If you are trying to get your credit back on track, trash all of your credit cards. Believe me, you’ll be glad that you did.
Emergency Fund- Start working on building an emergency fund. Maybe open a savings account and try to build about $1000-2000. This is for the “just in case”. If you have an emergency fund you won’t feel the need to pull out the plastic. It also will make you feel better while you are trying to fix your debt. It will help you to feel a little more secure. Remember credit cards are a false sense of security. It’s not your money and you are going to end up paying an arm and a leg for them. Yes, I said an arm and a leg…heck, maybe even a shoulder.
Differentiate Between WANTS & NEEDS- You NEED to have food on the table. You WANT to have surround sound. People easily get confused with their wants and their needs “list”. Honestly, we all know what our needs are. It’s the bare necessities. It’s food, clothing, shelter, vehicle and car, home and health insurance. I am willing to bet that anything outside of that is a “want”. Discovering your wants and needs is very important to getting on the right road with that four letter word. Sometimes you just have to say NO. It will sting a little bit a first but once you see how it betters your credit, you’ll thank yourself.
Have A Plan- Sit down and brainstorm. Try to come up with a debt plan. I’ve read a lot about the “Debt Snowball” method. This is where you pay off your balances from the smallest to the largest. You should pay the minimum on all of the other cards while spending extra money on the smallest debt. This might help you pay it off more quickly. After you pay the the smallest you go to the next card and so on and so on.
Sale Your Stuff- No, I’m not saying you have to get rid of everything but maybe there are a few things you can stand to get rid of. You’ve heard of ebay right? Look around your home and see if there is somethings you can get rid of for cash and then put this money toward your debt or your emergency fund.
Make A Budget- This is the most important. Everyone needs to be on a budget. Watch your spending and balance your checkbook. Software I like to use is Quicken. It helps me balance my accounts and keeps me in the “know” of what’s going on. Your checkbook while not balance itself. It’s very important that you are aware of what is going on with your funds. Make a budget. Figure out what you need to get by and a little extra spending cash and that’s it. If you really are serious about it, no impulsive spending.
Reward Yourself- Planning, making a budget, and paying off debt is an accomplishment. You should always think about rewarding yourself once you have hit a goal. Buy yourself that nice sweater or go out to eat, just try not to go overboard. You don’t want to undo all the hard work you’ve just done.
Envelope Theory- If you are not paying your debt online and you want to use cash, try the envelope idea. Get several envelopes and label them accordingly such as: utilities, cell phone, car insurance, rent and so forth. This way you will be able to see where your money is going and how much you have left. It’s so easy to write checks and use debit cards, these are my downfall. The envelope theory allows me to see exactly how much I have and where it is going.
Use Cash For Fun- If you are used to using debit cards or checks, pull out your ‘extra’ cash that you would use for fun. This way instead of going to the movies and going out and using your debit card, use cash so when it’s all gone you will not continue to pull out from your checking account and so forth.
I am not a financial advisor but I’ve been there. I’ve done a lot of research on little things that you can do to help clear debt. The most important thing is to stay positive. Do not lose hope. Remember that you are not alone because there are millions of people that struggle with the exact same thing. Keep your head up high and make little changes here and there. Hopefully, in the near future you will be debt free.

Baton Rouge has so many beautiful neighborhoods. I can’t help but fall in love with the newer neighborhoods that are popping up. Last month I was crushing on Crystal Lakes Subdivision in Denham Springs. I think this month “Green Trails at Shenandoah” will work just fine. You’re probably wondering “Is there possibly more room in Shenandoah for another neighborhood?”. Well, there is now. Remember the Shenandoah Golf Course. Well, it’s gone buh-bye. From what I’ve gathered the golf course wasn’t doing all that hot. It was getting to the point where there were hardly any members and sad to say, it was kind of run down. A builder came in and purchased the land and this is where “Green Trails”will call home.
Shenandoah is a very popular area. Everyone is wanting a piece of it. You might also once you hear what Green Trails has to offer. Green Trails will be a neighborhood of beauty. It will consist of parks, lakes, bike and walking trails, Green Trails will be right in the middle of great schools, wonderful parks and a Swim & Tennis Facility and a children’s play area. Green Trails definitely wants to stay in tune with nature. It’s going to be a beautiful neighborhood tucked away in a cozy, little community. Heck, you might even forget you’re in Baton Rouge.
Custom “Green Trails” homes start at $300-500,000. Also, they offer the Green Trail Villa’s from $200-300,000. It’s luxury living! Of course, if you are thinking about building your own home and not going with a custom one, you have that option. Don’t miss out on the wonderful neighborhood and the perfect opportunity to be a part of a luxurious community.
Are you trying to find a great neighborhood to call home? I am a Baton Rouge Real Estate Agent that loves this area. One of my favorite neighborhoods is Shenandoah. I am sure you have heard of it considering it’s one of the biggest neighborhoods in Baton Rouge. Did you know Shenandoahwas accidentally marked as a city because it’s so big? It’s true. Shenandoahis a extremely large subdivision that was built in the late 1970’s and 1980’s. It’s located between South Harrell’s Ferry & Tiger Bend Roads, right by Jones Creek. The Shenandoah area continues to maintain it’s market value and steadily increases due to the neighborhoods being built around it and because Shenandoah’s homeowners take very good care of their homes.
If you plan on moving to Shenandoah, a good organization to join is the Shenandoah Homeowners Association. The membership dues are $50.00 a year. This isn’t much considering how much it helps YOUR neighborhood. The money allows for certain projects to go on within the neighborhood and also allows Sheriff’s Duty patrol hours. This is so you can feel safe at night and know that your home is safe when you are on vacation.
What does Shenandoah have to offer? Well, besides a beautiful neighborhood to come home to, a number of things. Surrounding Shenandoah is good food, entertainment, shopping and more. It has everything you need with out you having to venture out into the city of Baton Rouge. Most everything you need is off or on the corner of Jones Creek.
