What are the things you look for when looking for a new home? If you are relocating to Baton Rouge, Louisiana, finding a home will be your number one purchase. If you are moving to Baton Rouge, Louisiana it is imperative that you find the perfect home for you and your family. Baton Rouge has so many different neighborhoods, it can be overwhelming. When consumers look for a home they are most concerned with:

While the price is extremely important, being in a neighborhood that you feel comfortable and safe is just as important. Most consumers want to be surrounded by a beautiful neighborhood. Can you blame them? After showing many homes all over Baton Rouge, Azalea Lakes Subdivision is my favorite. Azalea Lakes and the surrounding neighborhoods are all superb, in my opinion. Driving through the neighborhood of Azalea Lakes, I always get a cozy “home” feeling. You can usually find kids playing, parents jogging and possibly even someone fishing in one of the three lakes.

Azalea Lakes Subdivision offers waterfront properties. They have some beautiful homes resting on Azalea Lakes. Something that I find so unique are the homes that back up to the Azalea Lakes Canal. Walking on your back porch is beautiful. Most homeowners have fabulous decks where they can spend a Sunday afternoon fishing. Also, I’ve seem several homes that have boats resting on the canal for those beautiful, Sunday afternoons. It’s so relaxing to sit on the back porch on the swing and just watch the water and the beauty of nature. Are you not really sure about a water front property? It’s okay, not all of Azalea Lakes is waterfront. but Azalea Lakes it’s definitely the place to call home.

Azalea Lakes is really the place to live if you have a family. Baton Rouge has so many different schools and it’s really important to make sure you’re child lives in the best school district. Not only do you get the fine living at Azalea Lakes, but you would be moving into a very good school district. Do you have children in high school? I would suggest registering them in Woodlawn High School. It’s not far from the subdivision and from what I hear would also suggest Parkview Baptist. I have heard wonderful things about Parkview. For younger children, there is Shenandoah Elementary. This is also a great school. There are also daycares around the area for your little ones.

You would think that all this beauty would cost a fortune, right? I consider most of the homes in Azalea Lakes Subdivision to be reasonably priced. It’s something that you and your family can possibly afford. With it being a buyer’s market, now is the time to jump in and get your feet wet at Azalea Lakes. Your children will love it, your pets will love it and I have no doubt that you will love it. If you are relocating to Baton Rouge, you do not have to worry anymore about which area you are going to move to. Azalea Lakes has it all and then some. There has been many occasions when we have taken our children to the docks at the main lake, for some fishing, and have actually caught fish…(we have had the best luck with live crickets).  The other two lakes, on the far side of the neighborhood, provides a very peaceful setting, for a nice walk or just relaxing. There are swing sets for the children, places to potentially hold a very large picnic- such as a family reunion.Â

Everyone seems to be very respectful of their neighbors, no speeding through the streets, no “Boom-Boom” being played through the streets or at all hours of the night, etc. Everyone seems to pick up their garbage cans at the end of the day after collection.Â

Azalea Lakes is a very convienient location to reside; very convienient to the Prarieville stores, Wal-Mart is 5 minutes away, Highland Road is less than 1 mile away from the Jefferson Hwy entrances. Elliot Road is another very convienient route to Tiger Bend-Jones Creek.

Schools for the area:Â Grammar- Jefferson Terrace, but Woodlawn Elementary will be opening soon; Jr. and High School is Woodlawn, just down Jefferson Hwy.Â

Overall- Azalea Lakes has been a wonderful “First Place to Live” for me and my family; I re-located here from Houma, LA 4 years ago. I would recommend Azalea Lakes to anyone looking for a very well maintained-updated-modern home at very affordable price, and a very friendly community.

Are you moving to Baton Rouge, Louisiana and looking for a good school? Why not Parkview Baptist School? Yes, it is a private school but it is a very good school. I actually have my son on the waiting list. Don’t let the waiting list scare you. My son is only one and sometimes there isn’t enough room in the daycare section of the school. I believe that word of mouth is the most important when trying to find a good school for your child. I have been researching schools even before my son was born. I decided that Parkview Baptist School was the way to go. Â Let me fill you in on Parkview Baptist. It was actually founded by the members of Parkview Baptist Church in 1981. There mission is to provide a “Christ- centered” education for students in grades kindergarten through 12. Parkview first began with with kindergarten through sixth grade, later they added 7-12. Parkview also has a daycare and also offers Pre-k for your little ones. If you are thinking about Parkview and you want your child to be involved in the daycare or pre-k, be sure to call asap and get on the list. The fact that they have a “waiting list” should give you a little insight as to how good the school is. Â
The first question when I researched Parkview for my child was, “Do I want my child to be brought up Baptist?” Of course, I was born catholic, raised Baptist and then ventured out to non-denominational when I was a little bit older. I know that religion is important to most families. This fact that Parkview is Baptist didn’t stop me from signing my son up. I felt as if Parkview would be the best place for him after researching schools in Baton Rouge. So, if you are another denomination, don’t let this stop you from looking into Parkview. It’s a great school that’s completely grounded.  I know one of the most important things pertaining to a school, besides education is the price. I can not give you an approximate amount on the cost of Parkview Baptist School. It basically depends on how old your child is, what their needs are and what grade/class they will be going in. The first thing to do would be to tour the school and get a feel for it. If you are interested in touring the school, please contact Kathy Rabalais at (225) 291-2500 ext. 135 to schedule an appointment. Their tours are available during school hours by appointment only.  
 Open Registration- Parkview Baptist School’sopen registration beings October 29,2007 and runs through January 11,2008 If you are interested parent be sure to call and ask about their open houses. Also, call and ask for an information packet. This will feel you in on everything that Parkview has to offer. Applications at Parkview are accepted as long as their is space available. Once a grade fills up at Parkview, they begin a “wait pool”. I call it the waiting list. Parkview encourages you to apply early so your child will have a spot.  Hot Information on Parkview Baptist School- You are probably wondering the class size at Parkview Baptist. They are 21 students in each class. They currently have 1,450 K-12 students enrolled, 576+ Elementary, 314+Middle and 468+ high school students. Approximately 98-100% of Parkview’s students attend college. Currently, Parkview Baptist School’sstudents score an average of 24 on the ACT, which is above the state average which is 20.1. The national average is 21.1. Parkview is accredited by the following organizations: Â

So, are you selling your home FSBO in Baton Rouge, Louisiana? What is your property worth? Pricing your home is the most important when selling your home. Your home is only worth as much as the buyer is willing to pay! You know, sometimes the value is in the eye of the beholder. A buyer is probably more likely to offer full price for a home that is “priced” right before making a low offer on a home that is over priced. If you are selling your home in Baton Rouge, Louisiana- please make sure it is priced right!

It is imperative that your home is not under or overpriced. Of course, that’s what Baton Rouge Real Estate Agents are for. Trying to come up with a price isn’t difficult. We just do a CMA (Comparative Market Analysis) of the homes in your neighborhood. By looking at these homes that are currently for sale, those that are pending and those that have closed in the last six months we are able to see which homes are correctly priced at market value.
You will want to do the same thing. You will want to compare homes with similar features as yours, i.e., square footage, number of bedrooms and baths, amenities such as tile floors, pool, garden tub, fireplace, garage size, landscaping, etc. You need to take the time to visit comparable properties to get a feel for market values. When you have evaluated all of this criteria, you will then be able to set an asking price that is realistic and will bring you good offers from qualified buyers.
What are the main ingredients in the sale of a property?                                              
Location- where is your property, any views, zoning laws, neighborhood
Price- pricing your home too high will result in lookers, not buyers
Condition- homes in top condition bring top dollars
Terms- will you accept an owner carry back or FHA/VA sale or cash only? Is the buyer prequalified?
Exposure- marketing your home is imperative, you want to reach the largest group of ready buyers.
If your home is overpriced it will take longer to sell, you will probably have fewer showings, offers will be lower and your property will help sell other properties. The first several weeks are the most important because it’s new on the market and activity will be higher.

I’ve always grown up with the question, “What are you going to be when you grow up?”. Okay, I have to admit that at first I wanted to be a rock-star. My father, who I am so fond of, was a rock-star back in his day. He was the lead singer of a band called “Billy Pendleton and Earth”. Of course, being daddy’s little girl..I wanted to follow in his footsteps. I wanted to tour like he did, I wanted to sing like he did and I wanted to be a rock-star.

As a child, I always knew that I wanted to help people. I guess I thought I would be a giving rock-star. Hey, maybe I would have made millions and given it to charity. Who knows. Whether I was singing or touring, I knew that I wanted to help people. As I got older, and after my father telling me that I ‘couldn’t’ be a rock-star, I started to focus more on helping people.    Â
When I thought of helping people I thought, “Hey, you should be a therapist”. Being young, I never realized that you could basically be helpful in any field you decided to go into. Going to college, I chose music as my major. Go figure, right? I thought, “Maybe I could be a diluted rock-star and teach music”. I struggled with finding my calling. I then switched to psychology for a minute. It was a quick, brief minute.
Trial and error landed me with a business degree. For awhile, I struggled trying to figure out where my place was in this world. And then it happened. One day my friend mentioned “real estate”. mmm, real estate? Little did I know that that day would change my life forever. I dove in, went after it and found my calling.
I’ve always had a love for home and people. Boy was I surprised when I finally figured out that I could combine the two and have the best job in the world. I love meeting new people. I love making friends. I love seeing new homes. I love connecting lonely homes to their new owners. I love making people smile. It feels good to give back and to be helpful.

I believe in honesty and integrity. I believe that it is better to give than to receive. I believe that I have finally been placed in the perfect place….real estate. Wanna know a secret? Okay, it’s not really a secret but there is something spectacular brewing in Denham Springs, Louisiana. What is it? I thought you’d never ask! It’s Crystal Lakes Development. This just isn’t any ordinary subdivision and these are definitely not your ordinary houses. I know you are dying to know and I am certainly dying to tell you.

Prime Locations Realty had a meeting last week where we were all informed about the great things happening at the Crystal Lakes Development. I say “development” because it is still in the making. We have so many different models to choose from for the building of your house. Excited? You should be. I want to elaborate a little bit on what was discussed at the meeting because I think it’s completely necessary for people to be informed and in “the know”!

First off, I am not a builder. I must admit I did fool around with lego’s as a child but it never went further than that. While I am not an expert on the building process at Crystal Lakes Development, I do have a tad of information that will put a smile on your face. Are you ready to smile? Just go with it. I am proud as ever to say that the building at Crystal Lakes is done by “Homes by Dave”. Dave who? Dave Underwood. There is no such thing as cutting corners in this subdivision. Each has been and will be built as if Dave’s family were to live in it. Each home is developed with tender loving care. Why do I say that? Let me elaborate.

Dave dove into building these homes and laying out the floor plans with safety in mind. Did you know that it is a wind resistant house? Take that Katrina 2.0! No more worries about anyone or anything huffing and puffing and blowing your house down! Also, the house has gas filled windows.

Gas-filled Windows: Gas filled windows reduce the heat conductance of the air space between multiple panes by replacing that air with either argon or krypton gas. Originally, the space between panes was filled with air before it was sealed. In a sealed insulating glass unit, air currents between the two panes of glazing carry heat to the top of the unit and settle into cold pools at the bottom. Filling the space with a less conductive, more viscous or slow-moving gas minimizes the convection currents within the space, conduction through the gas is reduced, and the overall transfer of heat between the inside and outside is reduced. Argon is inexpensive, nontoxic, nonreactive, clear and odorless. Â

Wow, I say wow because I really am not completely informed about gas filled windows but it has a lot to do with safety and taking a beating from another Katrina. Also, worried about your utility bill? Dave kept that in mind when building homes. The homes were built with the idea of low utility cost. These homes also have a 14 sear air conditioner. What is a 14 sear? To be honest, I have no idea. Like I said, I’m not a builder or a tech. I do know that the best you usually can get is 13 and we went above and beyond that..14! What about the roof? It’s a tekshield roof. What about installation? None of these homes have paper installation. Zip-Zero! All have blown installation except for lot #1. Believe me when I tell you, these homes were built to last for you and your family.

What about the foundation? What about the slabs? Good question. Dave isn’t just going to use any old concrete to make the slabs, he’s using fibermesh . Whoa, what is fibermesh? It’s basically fiberglass and concrete mixed together. Voila, what a great combo. Is it necessary? It is if you don’t want your slab to crack. The fibermesh keeps the slab from cracking, so rest easy. So, you are probably wondering about the foundation and the lot that it is on? Don’t worry it’s normal. I must admit, as Dave says..”We just have really good dirt”. Why is dirt so important? Well, to be honest, this is what you and your family are going to be living on so you want to make sure it’s compacted and compacted well. How can you prove this? Well, don’t just take our word for it but it’s been tested. Yes! The legal percentage for a compaction rate is 95% and I hate to brag but ours is 98%. Now, that’s good dirt.

I waited all my life for that moment, that one moment special moment with the sun beating down on me, the heat…and the sweat. Blood, sweat and tears it took, it takes. Coach Broker promised training session after session. That training never came. I watched other Coaches cheer on their team. They worked together, trained together, learned together..grew together. I was alone. Well, not completely alone. There was part of my team. We were all dodging the pop ups, not really knowing how to position the glove. It was time for a huddle. We huddled around the water cooler for discussion. Brainstorming our thoughts, our ideas, our fears and our goals. Working together was imperative and training together was a must. We started to learn as we went along and took notes, bruise after bruise. Â

 I was tired of sitting on the bench. We were tired of hanging in the dug out. We wanted to be seen. We wanted to be heard. Coach Broker looked over us as all the star players tried to pull in points for the team. It wasn’t working. Ahhh, the star players, who told you there was an “I” in team? The few of us banded together and bonded. We practiced and we pushed. With skinned up knees and bruises to show, we learned from our mistakes but kept going. And then it happened, voices heard…a chance given, the star players on the bench.

The opposing team through a curve ball, strike. Pfft. We yelled a cheer of assurance. As the opposing team lifted up his heels, he goes for another curve. Swooosh! Kapow! Bam! We hit it, he hit it hard. It falls behind the filing cabinet and they scurry to find it. Co-worker on first, pre-qualification was so smooth.

Another co-worker up to the plate and the game continues. We’re all a nervous wreck, crossing our fingers…..hearts racing.–  The opposing team throws back his arm and BAM!. Swooosh! Strike! It was a lien, a huge one. We stayed positive and affirmed one another. We worked together, screamed together…blood, sweat and tears. The opposing team roared at the strike, what a lien. We leaned over for another huddle, we stayed positive and then it came…..Swoooch! Bam! The lien was handled and knocked out of the office. We played by the rules and played the game right. Co-worker on first, co-worker on second. Another up to bat.
  We crossed our fingers, We were so close to this finale, this finale we called real estate. Co-worker gets read to swing. The down payment comes and it comes fast. She swings and hits it hard. It goes past a few few uncertainties but they had no luck. Victory. She made it to first and the down payment was made. Yahoo! The bases are fully loaded, no agents out…so sweet and so victorious. Â
The crowd goes wild. We go wild. Excitement can’t be contained. The broker looks astonished. The star players are envious. They had no choice but to believe that there was no “I’ in team. They were getting it. It’s my turn to bat, the sweat drips off my forehead. My nerves are trying to get the best of me, I don’t allow it.

Here comes the ball and boy was it a humdinger: closing costs, dirty titles, wishy washy clients, ethics, morals, values…it was huge. I composed myself and got ready. I kept my priorities in line and took a deep breath. I hit it. I hit it out of the park. Â The crowd goes crazy. I go crazy. My team, even the star players go crazy.

 HOMERUN! All co-workers running, tapping the plate. The contract was signed and the deal was done and we did it. We worked together. We helped one another. We respected each other and we played fair. I ran across the home plate and boy, did it feel good. I didn’t do it alone. It was the huddle, it was the team. We did it together and the deal was done.

So, you are all set on the extra-curricular activies, now what? What about entertainment for the children? You know the fun thing about having children is that you get to have just as much fun as they do. There is no limit to the fun that you and your children can have in Baton Rouge. You might want to sit down for this one. It’s a Saturday afternoon in Baton Rouge, the kids are restless and you are looking for something to occupy them for the day, well..look no further!
                                                                              
 Lions, Tigers and Bears Oh My! You’ve guess it! It’s the zoo! You know, I love the zoo. I probably love the zoo more than my son does but that’s out little secret. Come discover the animal kingdom at the Baton Rouge Zoo. The zoo opened it’s doors in 1970. In the past 35 years, our zoo has grown to become the #1 year around family attraction in Baton Rouge. The zoo is home to over 1,800 animals from all around the world. Grrr. The Baton Rouge Zoo is awesome about holding educational programs and active outreach. If you visit their website, you will notice that they are always holding events.  The last time I visited the zoo was at Halloween. It was so much fun. It was called “Boo at the Zoo”. I dressed my son up as a monkey, which I thought was totally appropriate. Strolling through the “Boo at the Zoo”, they handed out candy at each station that was set up. It was fun to see the animals behind the cage and the animals running around getting candy. This is just a small taste of what the Baton Rouge Zoo has to offer. You should definitely make a special trip to the zoo, you are guaranteed to have a blast! Â
 Splish Splash! Living in the south, well- it gets pretty darn hot. You know those days where you just want to play on the slipping slide and have your kids run through the sprinkler? On those days, it’s great to go to the Blue Bayou Water Park. They have all kind of slides and rides. The unique thing about it is that it is not only a water park but it’s somewhat of a fair, also. They have fair rides which go great with the water slides. So, if you aren’t in the mood to get wet they have other things to get on and ride. My favorite is the wave pool, I jump in and the water jumps out. This place never gets boring. It seems like everytime I turn around they are adding new rides and slides. They also have an outdoor venue for performances and concerts. I like to call it my “mini disney land”. So, if you are ready for good food, great rides, wonderful slides and awesome entertainment, head on down to the Blue Bayou Waterpark/Dixie Land Amusement Park.

  Let’s go bowling! Don Carter’s in Baton Rouge, La is a great place to take the family for a night of bowling. Guess what? You don’t even have to know what you are doing. All it involves is a ball, a few pins and loads of laughter. Don Carter’s is a 64 lane bowling center. They welcome leagues for tournaments, corporate events and they also offer great birthday parties. Tired of bowling? No problem, they also have a game room with several games and a few pool tables. My favorite part? They have the best chicken strips! If you gotta itch to bowl, pack up the family and put on your bowling shoes.  Â
                                                   
 It’s nature at it’s best. It’s Wanetiri Lakes. This is such a beautiful, serene place. They have horses, walking trails, picnic areas and more. There is so much to do at Wanetiri Lakes. You can hop on a horse and they will guide you on different trails. How fun is that? They also have children’s pony rides, fishing, boating and boat rentals. It’s a great way to get back to nature. They have beautiful shaded trails for bird watching, walking and hiking. This is a place you will definitely want to pack a lunch for. Thinking about staying the weekend? Perfect. Bring your family and the RV. They have a 10 acre campground which includes water and electrical hookups. Take your family into the wilderness and enjoy a day or a weekend at Wanetiri Lakes. You’ll be glad you did.

Anyone up for a good show? I know I always am. The Baton Rouge River Center is an awesome venue. They have a grand ball room and a theater for the performing arts. There have been some really outrageous shows there. Ever heard of the Wiggles? Oh yes, the Wiggles were at the Baton Rouge River Center. Dora the Explorer, Disney on Ice, Sesame Street Live  and so much more as visited the center. This isn’t just for the kids, mom and dad. The Baton Rouge River Center can be a source of entertainment for you also. There is always something going on.  Lions, Tigers and Alligators, wait what? That’s right, you read it right….alligators! Ever wanted to see alligators up close and personal? Well, now is your chance. Come visit Louisiana’s most ancient residents in crystal clear water in a climate controlled enviroment. It’s an alligator farm. I bet you don’t see those everyday! The Insta-Gator Ranch is home to more than 2,000 alligators. Holy smokes, that’s a lot of gator. The ranch gives you a guided tour through out the ranch and gives you a first-hand account of the Lousiana Alligator Industry, from hatchling to handbag. The ranch is open year round, come rain or shine. They offer a number of different packages for birthday parties and school groups. Did you know that you can even adopt a gator? I’m serious. So, if you are feeling a like a litte bit of gator, make a trip out to the ranch.

The Baton Rouge Soccer Associationoffers soccer to your little one and also offers coaching classes. You can even take referee classes. Sounds like a lot of fun, uh? Baton Rouge Soccer Association has several different soccer leagues. They also have general annual soccer meetings. Interested in youth continuing education? They’ve got it. So, if you are wanting your children to get active and have fun while doing, The Baton Rouge Soccer Association is the way to go. Â

 3. Girl Scouts- You know, my favorite part of Girl Scout is the cookies. I am sucker for the the thin mints. The Girl Scouts Audobon Council, Inc.builds girls of courage, confidence, and character. The Audobon Council actually serves ten parishes with the headquarters residing in Baton Rouge, Louisiana. The Audobon Council brings girl scouting to nearly 9,000 girls and 3,000 adults annually. The mission of girl scouting is to develop girls to their full potential. At the Audobon Council, you can plan to have your child; learn new skills, explore a variety of changes, accepting and appreciating differences, expressing feelings, and realizing one’s uniqueness. So, if you are thinking about thin mint cookies and are wanting your children to venture out and girl scout, the Girl Scouts Audobon Council, Inc. division is perfect for your child.  4. Young Chefs- I think this is the cutest extra-curricular activity. Take your children to the Young Chefs Academy and they will learn how to cook a mean meal. There is always room for more cooks in the family, right? The Young Chefs Academy is better than a homemade meatball! Your child will learn how to make basic dishes while learning to get along with others. So, maybe mom and dad need a little cooking lessons themselves? Chefs Academy also offers cooking classes to adults. They also offer summer camps that takes your child on a journey through all the different countries cook book. Here they will learn about different cultures and different foods. The Academy also offers mini-camps. This begins in March and is a spin off of the show “Survivor”.
